    Yalı are seaside villas in Istanbul, typically built with an architectural concept that takes into account the characteristics of their coastal location.  Waterfront mansions form the symbolic and historical structure of the city.     Be loyal to your broker.

    Broker loyalty (working with only one broker) is a significant factor in finding a great apartment. Most real estate agents work incredibly hard to find that perfect apartment. If they are motivated to achieve this, and if they succeed, then they will have accomplished something that will pay off their efforts. If you give a broker reason to suspect a transaction won't happen (for example, if you're working with other brokers or aren't serious about buying an apartment), they will naturally be inclined to invest the time it takes to find another buyer.  As a result, you'll put yourself at a competitive disadvantage against other apartment buyers because your broker won't be as motivated as brokers who are determined to sell an apartment.

    The best thing you can do is to work with only one broker and make sure you are confident that you are committed to working with them. Of course, the goal here is to find you the perfect apartment; therefore, if you are not satisfied with the real estate agent you are working with, you need to let us know.     Don't get hung up on the apartments you see on this website (or any other website or newspaper). The chances of you buying the apartment you're looking for online are very close to zero. Use the portfolio information on this site as a starting point and utilize our comprehensive real estate knowledge to become more familiar with the market. Unfortunately, the apartment listings aren't updated as often as they should be. We have very little control over this, but it's a reality of the market. Hopefully this situation will improve over time; today, the best way to get accurate apartment information is to consult your real estate agent.

    Very low bids DON'T GIVE . While every apartment is open to negotiation and every transaction is negotiated, remember that a low offer can be embarrassing for both you and the brokerage firm. If you are considering making a very low bid because you don't expect to receive a higher one, please make sure your broker is aware of this and can find more suitable apartments for you.

    Explain your current financial situation and any obstacles to the purchase to your real estate agent (e.g., if you need to sell your current residence or cannot purchase by the end of the year, etc.).

    Be prepared to act fast; the market moves quickly, and to be competitive, you need to be ready to buy.

    Focus on buying an apartment; don't make a hasty decision.

    Be realistic about the market and get a good idea of what you want.
